Edge house is a New England style newly built property on the site of a former fifties farm house which was originally part of Edge farm. The house has been carefully decorated and furnished by the owners to the highest quality to give a luxurious feel throughout, and because of this Visit Britain have rated it 5 stars and a Gold award.

Despite being set in a very rural location Edge House is only a couple of minutes from the A3052, 15 minutes from Honiton train station, 10 minutes from Sidmouth and Seaton and about 30 minutes from Exeter, 20 minutes to Exeter airport.

The house has its own annex which is ideal for anyone wishing to come away with the family but wanting their own space. Within the annex below the bedroom is a games room with table tennis, snooker/pool table and various other games, there is also a w/c adjacent.

    When entering the beautiful oak front door you step into a spacious hall with oak flooring that extends throughout the ground floor and up the bespoke oak staircase. The lounge is a light spacious comfortable grand room which has patio doors that open out into the garden, with a mixture of modern and antique furniture. This room also features a 55“ Inch flat screen TV for your entertainment as well as a blue ray DVD player. From the entrance hallway you drop down 3 steps in to the vestibule where there is a very large stained glass window which has been specially designed and commissioned by the owners, depicting a fishing scene, this is an image from the family´s history and is very special to them. Off of the vestibule is a beautiful dining room (again with patio doors which open out into the garden) furnished with a long oak dining table which seats up to 12 people and a very grand oak sideboard, this room also includes a 42“ Inch TV for entertainment and a music centre with an ipod dock.

    You can access the kitchen/garden from this room or the vestibule. The kitchen is very light and spacious, decor being cream with bursts of blue throughout including the luxury granite work tops, there is also a 42“ Inch flat screen TV, with two leather sofas and a glass table and metal chairs looking out to the garden through the patio doors, the kitchen area has an electric range type cooker, built in dishwasher, microwave and has a large island so there is plenty of work surface, the kitchen is also very well equipped with almost everything needed.
    A utility area including a w/c, sink area, washing machine, tumble dryer and a cupboard with ironing board and cleaning equipment etc is adjacent to the kitchen.


    At the top of the stairs you are surrounded by large windows which allow a lot of light in to the spacious landing. From here this leads to a single bedroom with a small double bed and a small flat screen TV, which is decorated with a gold theme.
    Next to this room is a double bedroom, with two large single beds which can be zip and linked to create a large double bed if required, this also has a flat screen TV and has an ensuit bathroom which has a whirlpool bath and a rain shower head, this bedroom is decorated with a pink theme and also has its own balcony with a view of the valley and the sea. The next room along the hall is a double bedroom which is decorated with a light jade theme, this room also has views down the valley to the sea, the two single beds can be zip and linked to create a double bed if required, it also has a flat screen TV.

    Opposite this room is a bathroom which serves this bedroom and the gold themed bedroom, it also has a whirlpool bath, with a separate shower enclosure with a rain head shower. The hallway then leads up 3 steps going in to the master bedroom which is very spacious, decorated cream with a black and red theme, this bedroom also has a covered balcony with the view down through the valley to the sea, it has two large double beds and a flat screen TV, there is a walk through dressing room with a large mirrored fitted wardrobe and a dressing table and chair, this then leads in to the master bathroom which is stunning with a large walk in shower area made entirely from black granite with sapphire blue flecks, with a large rainforest shower head in the ceiling, this in itself it quite an experience but if you prefer a good soak there is a large air bath that creates hot air bubbles from the floor of the bath and just to give that added luxury there is chromatherapy lighting around the inside of the bath (coloured lights that can be set to one colour or alternate multi colours) this is said to have health benefits, there are two basins with unusual glass taps, and to finish off there are small blue and white lights set into the granite and porcelain tiles.


    The house is set in it′s own large grounds, being surrounded by the garden, at the southerly aspect of the house there are patio areas and large stone steps from the lounge down to a flat lawn with pathways around to the dining room and the kitchen/garden room, there is a large oval hard wood table and comfy chairs in this area with steamer chairs, loungers and a BBQ, at the Northerly aspect of the house there is another grassy area with a swing set and a see saw for younger children to play. The house has it′s own driveway and ample parking all within a fence to keep children safe.


    The house was built to be as energy efficient as possible, the heating and hot water are fuelled by a ground source heat pump which utilises heat from the land, there are photo voltaic units on the roof which generates electricity, and there is also a rain water harvester which collects rain water in a tank below the lawn and is returned for use in the toilets. We operate a green policy on recycling and provide bins for food waste, cardboard, tins, glass and plastic. We also use a minimal amount of chemicals for cleaning as we have a bio digester.


    Branscombe is the longest village in the country and also one of the prettiest in East Devon with its Norman church, thatched cottages including one of the only thatched forges still working today, two pubs, the Fountain Head at the western end of the village and the Masons Arms which is closer to the beach, both serve good food and a variety of local ales. Branscombe beach is pebbles with sand stone cliffs to the east and west, although the cliffs do get more chalky towards Beer in the east.
